If you are on this website there is a good chance you are looking at buying a lot or home in the proposed subdivision located on 92 Highway and Winan road in Platte County. As of 04/02/2011 it has not been approved by any governing body that can give the developer the OK to move ahead, but I am sure they will keep trying. The information below will give you an idea of how the subdivision would have been proposed if approved in KC MO. It was not and so we now sit and wait to see if maybe some other surrounding city like St Joe or Omaha will annex it in. The decision by Platte county to not allow it is currently being appealed by the developer and will be heard Feb 23rd 2011 in Div 1 Court of Appeals In Kansas City Mo. 1300 Oak Street at 10:30. This info was correct as of Jan 2 2011.
IF YOU LIVE IN KC MO DISTRICT 2, DO NOT FORGET THAT THIS WAS SPONSORED BY BOTH OF YOUR COUNCIL PEOPLE WHO OBVIOUSLY DO NOT HAVE THE BEST INTEREST OF YOUR DISTRICT IN MIND. HOW WELL WERE YOUR STREETS PLOWED THE WINTER OF 2010? HOW WELL DO YOU THINK THEY HAVE SPENT YOUR TAX DOLLARS? EVEN IF ED FORDS COMMENTS ON THE FACT THAT THIS SUBDIVISION WILL GO IN ANYWAY SO KC SHOULD HAVE IT FOR THE TAX DOLLARS COMES TRUE(AND IT DID NOT), DOES THIS MEAN KC JUST GOES AROUND SUCKING UP ANYTHING THAT MIGHT GENERATE IINCOME IF ASKED? I believe any sane person realizes this is not how you fund or grow a city. Make your future plans and stick to them.

This subdivision was denied by Platte County so the "well connected" politically land (maybe not so well connected, it sure seems like they are having some problems!) owners asked for annexation into Kansas City Missouri. The KC Staff recommended Denial, then the Planning Commission unanimously recommended denial of this subdivision. It should have stopped here but one Kansas City Council person Ed Ford decided to push it through. Three other council people are sponsoring it even though KC does not have the money to take care of what they have now. These council people who are frivolously sponsoring this and wasting your KC tax dollars are Ed Ford, Russ Johnson, Cindy Circo and Beth Gottstein. I say frivolously because right before this came to vote the Aviation dept just spent $490,000 on a KCI Area Plan which said this area should be developed last of all the areas around the airport and then it should be Industrial. That's almost a half Million that could have been used to get the snow off of your streets and fix potholes.
You are looking at a subdivision that if it had been approved in KC MO.
- Is in the direct flight path of a runway at KCI Airport. You will get noise and lots of pretty airplanes over your house. Lets hope nothing falls off... Planes take off and land into the wind. Make sure and check out how low the planes are on a windy summer day and how loud they are on a winter day. This info is supposed to be in your disclosure paperwork at closing.
- If moving here you will live across the Highway from a Rock Quarry and Asphalt Plant. About 400 trips per day by large Rock Trucks are made in and out of this location, using both Winan Road and Interurban then 92 Highway to Platte City. Notice how tore up narrow 55 MPH Winan Road stays from the trucks. This info should be in your closing paperwork also. Wait it gets better......
- You get to pay for your own Snow Removal on your Streets, pretty cool...no one else around you has to.
- You get to pay for your own trash pick up, Please see the next item because I think thats one of the things everybody else in KC gets for their earnings tax.
- Since you are in KC MO you will be paying the 1% earnings tax even if you don't work in Kansas City. Almost all homes east and west of you to Platte City do not. That's 1% of your gross pay to not get your basic city services in a timely manner.
- Not a single road leading to this subdivision would meet width standards if built today. Over a 10 year period there have been over 300 accidents on 92 highway between Platte City and Smithville. Several serious, remember you are traveling a narrow, hilly two lane road with lots of Rock trucks and no passing zones. Not many minor accidents at 55 MPH. Don't let the developer tell you 92 will be widened anytime soon. MODOT has no budget for it and no plans for a long time. National Highway Traffic Safety Administration says that in 2004 approx 57% of all fatal crashes happened on rural roads. Approx 90% of these fatalities occurred on two lane roads. One of the major reasons were "paved surfaces less than 30 feet wide". Take a look at the roads you will be driving leading to this subdivision. How wide are they? MODOT recommends a four lane road over 7500 cars per day on a Hwy (MODOT 92/10 study). At completion of this subdivision with no other growth in the area 92 Hwy is projected to have over 8500 cars per day on it.
- Hope you don't have anyone break into your home because the closest Police Station is by Metro North Mall about 20 minutes away.The KC Staff report said you are looking at about a 17 minute response time.
- You may be looking at a house with a Sprinkler System, Wonder why? The KC Fire department told the Planning Staff they could not take care of this area in a reasonable time so the only way they could get it to fly was the sprinkler system requirement. In other subdivisions people are getting to use this money from the sprinkler system on appliances, whirlpool tubs, nicer carpet etc.... And dont forget I bet you get to pay a yearly fee to have that sprinkler system recertified. Money that could be used for school clothes, food, nintendo games etc....
- The ambulance people MAST weighed in on the Staff Report and said they could not hit their guarantee in the area. Not sure how they are going to correct this. Maybe require CPR training with every sprinkler system!
- You have heard the phrase Location, Location, Location. What do you think this location with all of the issues above will do for your resale?
There are lots of other area subdivisions in the price range of this subdivision along the I-29 corridor(most in Platte City area have no 1% earnings tax). At last check (Feb 2010) there were over 2000 lots and homes with about 600 of these being in the $200,000 price range. Gate Woods at Riverside which is much closer to KC has homes in the upper $170's according to their website. I would stay away from the REMAX developments as it appears from everything listed above they do not have your best interest in mind since a REMAX developer/ agent is the one pushing this albatross. You might want to look at www.newhomeskc.net several hundred home lots available along the 152 I-29 corridor. Reece Nichols also seems to have a lot of homes on the 152 corridor between I-29 and 435.
